We are a licensed short-term rental management company operating under the regulations of the Dubai Department of Economy and Tourism (DET / DTCM).

2. Scope of Services

Novity provides short-term holiday home rental and property management services, including:

• Guest booking, check-in, and check-out management.
• Property maintenance and housekeeping coordination.
• Listing management across booking platforms.
• Guest support and communication.

All services are subject to availability and applicable UAE regulations.

3. Booking and Payment

• All bookings are confirmed only after full payment or partial deposit, as specified during the booking process.
• Payments are accepted via secure online gateways, bank transfer, or approved payment partners.
• Guests must provide accurate personal and identification details, as required by Dubai Tourism (DTCM).
• Prices are displayed in AED (United Arab Emirates Dirhams) unless otherwise stated.

Cancellation and Refund Policy

• Cancellations made more than 14 days before check-in may be eligible for a full or partial refund, depending on the property’s cancellation terms.
• Cancellations made within 14 days of arrival or no-shows are non-refundable.
• Refunds, when applicable, will be processed within 14 business days after confirmation

4. Guest Responsibilities

Guests agree to:

• Treat the property and furnishings with care and respect.
• Follow building regulations, noise restrictions, and community rules.
• Not engage in any illegal or immoral activities on the premises.
• Report any damages immediately to Novity.
• Vacate the property by the agreed check-out time.

Any damages, losses, or violations may result in additional charges or termination of the stay without refund.



5. Property Owner Agreements

Property owners engaging Novity for management services agree to:

• Provide valid ownership documentation and property permits (DTCM registration).
• Ensure utilities and basic maintenance are active prior to guest stays.
• Allow Novity to represent the property across booking platforms and marketing campaigns.
• Pay agreed service fees as outlined in the management agreement.

Novity acts as an intermediary and is not responsible for disputes between guests and property owners outside the agreed scope.



6. Liability and Disclaimer

• Novity is not liable for loss, damage, theft, or injury occurring during a guest’s stay.
• Guests are responsible for securing their personal belongings.
• Novity reserves the right to relocate guests in case of unforeseen circumstances such as maintenance issues or overbooking.
• While we aim for accuracy, website information (pricing, photos, availability) may occasionally contain errors or require updates.

7. Check-In and Check-Out

• Check-in time: From 3:00 PM
• Check-out time: By 11:00 AM
• Early check-in or late check-out requests are subject to availability and may incur additional charges

Guests must present valid identification (passport or Emirates ID) at check-in in accordance with UAE law.


8. Cleaning and Maintenance

• Standard cleaning is provided before check-in.
• For extended stays, additional cleaning services may be requested at extra cost.
• Guests must not attempt repairs or alterations to the property

9. Force Majeure

Novity is not responsible for any failure or delay in performance due to circumstances beyond our control, including natural disasters, government actions, pandemics, or technical failures.



10. Intellectual Property

All content on the Novity website, including text, images, logos, and design, is the intellectual property of Novity Holiday Homes Rental L.L.C.

You may not reproduce, distribute, or modify this content without prior written consent

11. Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of the United Arab Emirates.
Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai.

We may update or modify these Terms and Conditions periodically. Updates will be published on this page with a revised “Last Updated” date.
